The Annual HVAC Inspection Checklist Every Homeowner Should Know

Use this checklist to catch problems early — before they turn into a no-cool emergency in July.

You don't have to be a technician to spot the warning signs of an HVAC system in trouble. A 10-minute walkthrough a few times a year can save you from a major breakdown.

Outside (condenser unit)

Clear leaves, grass, and debris within 2 feet of the unit.

Check that the fan runs smoothly with no grinding or rattling.

Look for bent fins, rust, or oil stains (a sign of a refrigerant leak).

Inside (air handler / furnace)

Replace the air filter every 1–3 months.

Listen for unusual noises: banging, squealing, or short cycling.

Check the condensate drain line for clogs and standing water.

Test the thermostat — make sure it reaches set temperature within a reasonable time.

When to call a pro

Weak airflow, warm air from the vents, ice on the lines, burning smells, or sudden jumps in your energy bill. Any of these means it's time for an inspection.
